The condo fees are for 2026. 1. The Buyer is responsible for applying for the permit with the municipality and with the CITQ. 2. The Buyer is responsible for verifying zoning with the competent authorities regarding the intended use of the property. 3. The property is subject to the declarations of co-ownership as well as its servitudes and regulations. 4. The parties hereby agree to accept promises to purchase in either French or English. If a purchaser wishes to have the deed in English, the translation costs of the deed into French for registration in the land register shall be borne by the purchaser. If documents provided by the Seller to the Buyer are only available in English, the Seller is not required to provide translations of these documents. 5. The owner is a party to ongoing legal proceedings against Lago regarding the use of the beach and sports facilities by the owners of Block L and other Block B. The new owner will have the right to continue this legal action by contributing to the related costs or to opt not to participate. 6. The property is currently rented on a short-term basis by the Seller on AIRBNB with a CITQ permit. Reservations confirmed as of the date of fulfillment of all conditions of the promise to purchase must be honored by the Buyer unless the Seller is able to cancel them. The Seller will provide the Buyer with a list of confirmed reservations and the related revenues. The Seller's AIRBNB account cannot be transferred to the Buyer. According to AIRBNB procedures: *It is not possible to create a second listing for this address, as the algorithm will automatically delete the new listing. This process is intended to protect users against fraudulent profiles. *For this reason, AIRBNB suggests the following procedure: 1.On the current listing, add the Buyer as a co-host. This will allow the Buyer to manage the listing and all client communications. 2. Payments will also be transferred to the Buyer. 3. Block the calendar so that no reservations can be made beyond those already confirmed. 4. Once there are no remaining active reservations, the listing may be deleted.
