- General Conditions - There are Municipal services available on this property for your project. - *The land is being sold with the existing Certificate of Location currently on hand, on an "as is, where is" basis and at the Buyer's own risk. Should a new Certificate of Location be required, it shall be obtained at the Buyer's expense.** - *The Buyer shall verify with the City of Blainville the feasibility and compliance of the project the Buyer intends to undertake on the Property.* - *The Property is sold without any legal warranty of quality, at the Buyer's own risk and peril.* - Condition Regarding the Subdivision of Land The Seller declares that the Property currently consists of a parcel of land having an approximate area of (90,416 Sq/ft)or (8,400 Sq/m). The Seller agrees to sell (the proposed subdivided lot on the right hand side) resulting from the subdivision of the Property, each lot having an approximate area of (45,000 square feet), for the purchase price of **One Million One Hundred Thousand Dollars (CAD $1,100,000.00) per lot** (approximately **$24.50 per square foot**). Upon acceptance of any Promise to Purchase, the Buyer shall provide a deposit equal to **ten percent (10%) of the purchase price, which shall be held in trust by the listing brokerage and credited toward the purchase price upon the signing of the deed of sale. Any Promise to Purchase will be conditional upon the Seller obtaining, at the Seller's expense, all approvals and authorizations required from the competent authorities to complete the subdivision of the Property, including the preparation and registration of the subdivision plan and the obtaining of all documents required for the transaction, including a new Certificate of Location, if required. The Buyer acknowledges that the subdivision process may require several months to complete. The deed of sale shall be executed before a notary selected by the Buyer within **thirty (30) days following written confirmation that the subdivision has been completed and all required approvals have been obtained**, unless otherwise agreed to in writing by the parties. Should the subdivision be refused by the competent authorities despite the Seller's reasonable efforts, this Promise to Purchase shall become null and void, the deposit shall be returned to the Buyer in full without interest, and neither party shall have any further rights, obligations, or recourse against the other.
